Scotmas' Energy Conservation Through Legionella Control Programme
The Programme utilises Scotmas' know-how and experience in the application of low alkalinity biocides to achieve biocidal control of the water systems, this will create the opportunity to improve the bottom-line performance of the organisation.
The ECTLC Programme requires the installation of a Bravo WA dosing system to the incoming water supplies of the building. The water is then treated with very low-levels of Biox, Scotmas' low alkalinity biocide, to achieve biocidal control of the water system. Biocidal control can be declared when an appropriate residual of biocide is being consistently achieved at the identified key-control points.
When biocidal control of the water system, or identified part, has been achieved water temperatures can be lowered in that part of the water system, and L8 related maintenance requirements can be revised. And, when water temperatures are reduced to below the scald threshold then further savings in the requirement for the installation and maintenance of thermostatic mixer valves (TMVs) can be realised.
BIOX Scotmas' low alkalinity potable water biocide
BIOX is an aqueous solution containing 5% (50,000ppm) impurity-free Chlorine Dioxide. It is classed as non-hazardous and as an irritant only; and there is no harmful effect when in comes into contact with skin. It has a pH of 9, which is the same as baking soda; and is lower than milk of magnesia, which has a pH of 10.
The chlorine dioxide is released automatically by a dosing system that blends BIOX with Activator P. Activator P is a dilute solution of inorganic acids, also classified as non-hazardous, and an irritant only. It would be fair to liken Activator P to vinegar or a soft-drinks concentrate; again, there is no harmful effect when in contact with skin, but it will sting if it gets in a cut. Activator P is a food grade solution and will also help prevent scaling of water system surfaces.
Using the low alkalinity method of producing chlorine dioxide ensures that no undesirable by-products are released into the water stream - and unlike other methods, it does not require hazardous activated chlorine dioxide solutions to be pumped through plantrooms or work areas, activation takes place in a fully water jacketed activation chamber which is placed in-line or in-tank - process conversion efficiency to Chlorine Dioxide is extremely high.
This is the safest method of providing Chlorine Dioxide for Building Services applications, both chemicals are non-hazardous - in-fact, most home or workplace cleaning cupboards will contain far more hazardous chemicals (e.g. bleach, oven cleaner, kettle and appliance de-scalers, toilet cleaners, drain cleaners, etc).
Our low alkalinity systems are ideal for domestic water, potable and down-services water, decorative water features and cooling towers, etc. - all of which could be supplied from mains water, groundwater or stored water sources.
Low alkalinity systems are safe for use in all public buildings, i.e. hotels, universities, hospitals, schools, care homes, offices, private residences, and the like.
Chlorine dioxide has been known for many years to be a very potent oxidising biocide and unlike ozone it has a good residual activity - i.e. it flows through the water system with the water, killing water borne pathogens and removing biofilm, the breeding ground for pathogens - and like ozone it is effective at very low concentrations - even as low as 0.1ppm.
